WNY Single Family Home Sales by Price RangePosted by Colleen Kulikowski in Erie County, Niagara County, WNY Market Report Each month we compile the numbers for many of the communities of Niagara and Erie Counties. Every once in awhile I like to look at these numbers in a slightly different way, by price range. Looking at sales and listings in a variety of ways assist you in understanding what is happening in the Real Estate market. Forbes names Buffalo one of the 25 strongest housing markets recently, yes there are still foreclosures but not like the rest of the country. In fact well priced homes are selling above asking price and with multiple offers. If you are a buyer and you see a home that you like and you know it is priced well and you want the home, you need to bring a good offer or risk the home selling to another savvy buyer. In this report, I used the ranges based on the listing price, all numbers regarding sales are based on the actual sold price of the homes for sale in the listing price point. Amherst NY Real Estate Market Report Update September 2009
Living in Amherst NY you are ideally situated to the best of all of Western New York. Head north to Niagara Falls and south to the city of Buffalo. As of the 2000 census, the town had a total population of 116,510. The Town of Amherst encompasses most of the Village of Williamsville. The town is by the northern part of the county and borders a small section of the Erie Canal. The town is the largest and most populous suburb of Buffalo. Part of the changes in our MLS have caused some issues in reporting data. Past Market Reports had Williamsville & Snyder stats broken out in their own report. The report here has both included.
